Why Use a Realtor®?

Today’s buyers and sellers agree – hiring a Realtor® is the way to go if you’re looking to buy or sell a home. Buyers agents help buyers find the home of their dreams and sellers agents help sellers get top dollar for their home and sell it in a timely manner. 92% of buyers and 89% of sellers used a real estate agent in 2016.* Here are the reasons why:

Fiduciary responsibility – to you, yourself, and YOU

If you decide to use a Realtor®, their fiduciary responsibility is to you, yourself, and YOU. That means they’re in your corner no matter what, guiding you through the whole process. I mean, who doesn’t want a trained, licensed expert with your best interest in mind guiding you through the complicated process of buying or selling a home? Maximize the sale of your home, or get the best price on your dream home by hiring a Realtor® to lead the way.

An always changing, highly complex system of regulations

This business of real estate, it’s a living, breathing business, and above all, it’s never stagnant. There are many rules and regulations, and they are constantly changing. Certain states, certain counties, even certain cities change their regulations all the time. Your Realtor®, your expert, is immersed in, and must be educated on the real estate business. Your Realtor® must also be up to date on all of the industry’s changing regulations. There is no one better to make sure you are following all the rules than your licensed Realtor®.

They have the Low Down, and with it, they’ll find the right home for you

Licensed Realtors® have access to all the seemingly mundane, but-could-turn-out-to-make-a-world-of-difference details about every home on the market. Realtors® can tell you about the risks associated with x types of plumbing and piping, or if the house is built with certain types of roofing, which might cause problems in the attic, or even disclose critical details about the property’s history. Trust your Realtor® to disclose the important information that you need to consider before making such a monumental decision.

Pricing

Using online tools to estimate a price for your home is just that – an estimate. These estimates can be off by up to 35% of what your home is really worth. If you decide to use a Realtor®, he or she will definitely know the local market. He or she will know what other homes in the area are selling for, have access to the newest and freshest data, and have the resources to price your home in line with the market to maximize profits. Realtors® have valuable information, and myriad resources to make sure you get the most for your home. You work hard, you deserve it.

Paperwork

This is a BIG reason to hire a Realtor®. Lawyers get a lot of attention for paperwork, but all real estate contracts are also highly complicated. At its most basic level, real estate is all about contracts and regulations, and it helps to have a trained professional guiding you through the many forms, which can be very daunting upon first glance. Realtors® can help you navigate the documents, and on top of that, your Realtor® will be your advocate the whole time!

NAR Code of ethics

The NAR, or National Association of Realtors®, adheres ALL Realtors® to a strict code of ethics. Not all real estate agents are Realtors®, but those who are follow the code, which essentially ensures that those who work with Realtors® are treated professionally and ethically in all transaction-related matters. Bottom line: Realtors® are true professionals who will respect you and your wishes and do their utmost to guarantee that you have the best possible experience, whether it be buying or selling.

Realtors can show you many new locations for the house and they can help in choosing a right home for you. Paperwork is also an important procedure for buy or sell homes. Thank you for sharing this information.

Annie Frances wrote: I totally agree that both buyers and sellers need a realtor. I am in the process of buying a second home and was so glad I had a real estate agent for the first time I bought. The sellers said in their seller disclosure that the air was working, and when we did the inspection we found out it wasn't. Our agent was able to get the seller to buy us a brand new air conditioner before we moved in.
